Is Atlanta a Buyer’s Market or a Seller’s Market?

It depends.

Here’s a question raised by one of our readers in response to our report on North Atlanta market statistics:

With home prices increasing, does that mean supply is decreasing? How is the average home price increasing if inventory is high (assumption)?

The answer to that question requires a review at the hyper-local level.

Are you asking about houses in North Atlanta? South Atlanta? Intown? With lots of acreage? A close commute? Within the best school district? What price range?

Try looking for a 4-bedroom home in a great school district (no stucco please), priced between $375,000 and $450,000, built within the last 7 years on a 1/2 acre lot.

I found a total of 7 at 2:00 this afternoon — a little less than 6 months inventory. For a seller with a home meeting this description, it is a seller’s market.

The prices of North Atlanta homes are increasing simply because the value of homes has continued to increase - even though the homes are taking a little longer to sell.

Spread the word… North Atlanta is a strong, viable market!

By July 2007 our community had become home to 51,243 citizens, composing roughly 20% of the population of northern Fulton County. During the workday, the City swells to more than 120,000 residents, workers, and visitors.

HOUSING

From 1980 to January 2007 the total number of housing units increased by more than 1,000%, growing from 1,116 to 20,427. More than 66% or 15,241 of Alpharetta’s total households are single-family residential units. An estimated 5,186 multi-family households can be found in the city. It is anticipated that nearly 22,000 households will be found in Alpharetta by 2010 and that the total number of households present in the City will swell to almost 27,500 by the year 2025.

HOUSE VALUE

The median house value in Alpharetta in 1990 was $119,800, approximately 30% higher than the Atlanta Region’s median of $ 92,300, with 62.3 % of Alpharetta’s housing valued at $ 100,000 or more. Since then the median house value in Alpharetta has soared by more than 145%; reaching $295,514 by January 2007.

FAMILY

According to the 2000 US Census approximately 54% of the City's households consist of married couples, with nearly half of that number having related children living at home.

AGE

Approximately 34% of Alpharetta's population is under the age of 25, while slightly less than 6% was age 65 or older. The median age is 35 years.

RACE

According to the 2000 US Census approximately 16% of Alpharetta's population can be classified as minority compared with 4.8% in 1990.

DENSITY

The City of Alpharetta’s density increased from 1.08 persons per acre in 1990 to 2.93 persons per acre in July 2007.

INCOME

According to the 2000 Census, the average household income in Alpharetta was $71,209, up from $50,559 in 1990. Today, Alpharetta’s median household income is $86,528. Approximately 56% of all household have incomes over $75,000.

EMPLOYMENT

By September 2007 an estimated 105,912 workers were employed by businesses within the City of Alpharetta, a figure that is forecast to swell to 109,937 by the year 2010 and to more than 133,000 by the year 2025. Over 77% of Alpharetta residents are employed in professional, managerial, technical, sales and administrative positions.

EDUCATION

Approximately 63.29% of Alpharetta residents have earned a college degree; with approximately 13% holding graduate degrees. Over 95% of Alpharetta residents age 25 and older have at least a high school diploma. Public schools serving the City of Alpharetta are among the best in the nation. With approximately 89% of area high school graduates taking the SAT, as compared to 48% nationally, the average SAT score for our schools is 1658, which exceeds the national average of 1495. The average ACT score for our schools is 23.6, as compared to the national average of 21.2.
