Atlanta spring market

Tracking the number of houses for sale in Atlanta each week shows little change in the housing market for our area. Compared to last week, there is only a slight variation in the mls listing report.

  • Homes for sale in North Atlanta - 8060 UP 94
  • Properties under contract pending closing - 943 UP 65
  • North Atlanta houses closed - 1634 UP 118
  • Average sold price - $370,081 UP $1671
  • Average days on market - 92 DOWN 1

First Multiple Listing Service (FMLS) has released the March summary report for the greater Atlanta area. In comparison, North Atlanta market statistics report a somewhat stronger picture with higher sales prices and less days on the market.

In Atlanta the number of homes sold this year compared to last year is down 36.6%. Simply, there are fewer buyers this year.

And yet, buyers are purchasing homes that are priced correctly. The average sales price is 4.7% off the listing price at the time the offer is made - not the original listing price. Overpriced houses do not sell.

The mls update for March has not been published by FMLS (First Multiple Listing Service) yet. Here's my simple list of market activity for the area of North Atlanta we've been tracking for a couple of years.

Housing Options Upon Getting Knocked Down

  • Active FMLS Listings | North Atlanta Houses for Sale - 7966 UP 203
  • FMLS Listings Under Contract | Pending Closing - 878 UP 26
  • Sold | FMLS Listings Reported as Closed through April 21 - 1516 UP 158
  • Median Sold Price - $368,410 DOWN $1,028
  • Average Days on Market - 93 UP 1

The statistic of significance is that inventory - the number of houses on the market - continues to be higher than the the demand - the number of houses sold - by a small margin.

Kathy Drewien - Atlanta Real Estate and Relocation SpecialistMarket statistics reported today include mls data for Jan 1-Mar 31. It is not, however, a complete report of the first quarter. Remember, it takes several days for most of the closings to be fully updated in the mls system.

  • Active Listings/North Atlanta Houses for Sale - 7636 UP 130
  • Under Contract/Pending Closing - 845 UP 19
  • Sold/Reported as Closed through March 31 - 1206 UP 144
  • Median Sold Prive - $372,701 DOWN $9,080
  • Average Days on Market - 93 DOWN 1

The most marked change in comparison to the same period in 2007 is the number of sales. The total number of houses sold during Jan 1-Mar 31, 2007 was 2251; a 46% change in volume.

Comparing the change in the number of houses for sale to the number of houses sold, we can see there is only a minor impact in the overall inventory.
